Spring Valley Changes Face of Airdrie’s East Side

Story by Patricia Merrick

Fall 2026

If you’re in the market for a new home, you’re going to want to see what Airdrie’s newest community has to offer.

Spring Valley is coming to the east side of Airdrie this fall, and was designed by Highfield Investment Group to appeal to all stages of life. Marketing manager Cale Marklund says the brand-new community will feature a variety of home styles to suit multiple lifestyles.

“Spring Valley offers homebuyers the opportunity to be part of a thoughtfully planned community in one of Alberta’s fastest-growing cities,” says Marklund. “Residents will be able to enjoy a balance of affordability; quality homes from award-winning builders; access to parks and pathways; and close proximity to schools, shopping, recreation and major transportation routes.”

The new community will offer a variety of modern townhomes, semi-detached homes and single-family homes. Builders included in the development are Genesis Builders Group, Trico Homes, Nu-Vista Homes and Partners Homes.

“We’ve planned for Spring Valley to be approachable for all buyers,” says Marklund. “Whether you are a first-time buyer looking to get into the market, someone looking to upsize to a family home, or even an investor, you will find the right home in Spring Valley.”

The first phase of the development will bring 139 new lots to Airdrie, offering front-garage homes, including some with walkout basements, and street townhomes without condo fees.

Home prices were not yet finalized at press time, but Marklund says the first lots will be listed for sale this fall. Show homes are currently under construction and will be open for viewing later in the year.

Plans for the community include plenty of green spaces for residents to enjoy, such as pathways, open spaces and dog parks. Spring Valley will also be home to a new high school, and a commercial plaza will be erected in the final building phase.

“The community is designed to encourage active living, nature connectivity, and enjoying a true, connected community,” says Marklund. “It’s a place designed for people who want room to grow, put down roots and invest in their future.”

A soft launch for Spring Valley will take place this fall, with a grand opening celebration to follow in spring 2027.

“I think it’s a great option for Airdrie buyers and should draw significant interest once we officially launch,” says Marklund. “We’ve seen a lot of interest already, and we’re just getting started.”
