Every edition of airdrielife features an update on the MLS sales activity in each of Airdrie's communities. The following statistics are for 2009 and while they indicate the average sale prices during this period, these numbers shouldn't be used as means of determining the overall average property value in a particular neighbourhood. Your Realtor can provide a more detailed analysis on which to base a purchase or sale, but in the meantime this report provides you with an overview of what prices have been doing.

Historically, Airdrie has followed Calgary's lead in many aspects of life. In the local real estate market we have experienced the "ripple effect"; as Calgary has gone through up and down markets, the Airdrie experience is usually pretty much the same.

In Calgary in 2009, there was an increase of 7.3 per cent in the number of single-family homes sales on the MLS, which is a big improvement from a 27 per cent drop in 2008. The slide in average sale prices slowed down last year with an overall decrease of 3.91 per cent compared to six per cent in 2008. Meanwhile, in good old Airdrie, MLS prices went down eight per cent, while the number of sales rose slightly to 968.

After the MLS listing inventory peaked in 2008 at an all time high of 535, we've settled back to a more normal level of around 260 listings for the last quarter of 2009. We started 2009 with a great deal of uncertainty, yet looking back we can see we had a very soft landing in the aftermath of the global financial crisis.
